Below Is a Step by Step Guide to Building Your Dream Home in Loudoun County, VA:
1. Find the Property You Want to Develop
- Start by researching available land in Loudoun County. Consider factors like location, size, zoning regulations, and proximity to amenities. Visit potential sites to assess their suitability for your new home plans.
- We recommend asking your title company to prepare a Title Report. This document will provide crucial information about the property’s ownership history and any existing liens or encumbrances.
- Ask the seller if they have had any recent surveys of the property and if they have a survey plat of the property. This information is essential for understanding the property boundaries and any easements.
- Ask DeMarr Engineering to prepare a Feasibility Study. This study will review the Title Report, survey plat, and zoning records for any potential red flags regarding the property, such as zoning restrictions or environmental concerns.
2. Close On the Property
Once you’ve completed your due diligence and are satisfied with the findings, proceed to close on the property. This step officially transfers ownership to you and allows you to move forward with your plans.
3. Design Your New Home
Find the type of house you want to build. Consider your lifestyle, family needs, and future plans. Work with an architect to create a custom blueprint that reflects your vision or a builder with an existing model floor plan.
4. Select a Builder
- Research and select a reputable builder who has experience in the area. Check references, review past projects, and ensure they understand your design and budget requirements.
- For a semi-custom Home Builder, we recommend Classic Homes
5. Design Your Grading Plan
- Once your house plans are finalized, we will be able to prepare the grading plans to position the new house on your lot. We will then be able to design the driveway, walkway, and any other proposed features to be built on your lot.
- For more detailed information about the design process, see our blog: What is the Site Design & Permitting Process for a New Home Build Project in Northern Virginia?
6. Well & Septic Field Design
- Your septic designer will confirm the ability to use the existing septic field location or test pit for new septic field location.
- Your septic designer will also work with your civil engineer (DeMarr Engineering) to select an appropriate location for the proposed water well.
7. Obtain County Permits
- Your builder will handle submitting the building permit for review.
- Your Civil Engineer (DeMarr Engineering), will handle submitting the Site Plan to the county for the Grading/Land Disturbance Permit.
8. Prepare the Site
Once permits are in hand, your builder and site contractor will begin preparing the site for construction. This may involve clearing the land, grading, and installing necessary infrastructure like drainage systems.
9. Begin Construction
With the site prepared, your builder can start construction on your new home. Stay in communication with your builder throughout the process to ensure everything aligns with your plans.
10. Conduct Inspections
Your builder will schedule regular inspections during construction to ensure compliance with local building codes and regulations.
11. Final Walkthrough and Occupancy Permit
Once construction is complete, conduct a final walkthrough with your builder. After passing all inspections, apply for your final occupancy permit, allowing you to move into your new home.
