Capturing the existing conditions of a site with LiDAR, high-resolution imagery and precise land survey measurements allows us to create a permanent digital twin of the site. This digital representation serves as an invaluable resource for:

  • Feasibility & Due Diligence: A property for sale that is “too good to be true,” often is. For example, a large 100 acre property for sale may have a 25-year or perpetual conservation easement on the entire property with covenants restricting development. Our surveyors and engineers can review the official land records and title reports to identify these limitations. Beyond easements, properties may include floodplains and/or wetlands that significantly restrict development. Using available GIS data and FEMA/USGS resources, we can quickly assess these constraints to determine whether it’s even worth deploying a survey team for detailed site planning. This proactive approach saves our clients time, money, and frustration by uncovering hidden risks early in the process.
  • Agriculture: Our land surveys and site design services can maximize farmable land while preserving environmental and historic resources. Farm land with rock outcrops that damage plows, can be improved with a grading plan to add farmable soil and improve drainage. Our site plans can determine how much land can be dedicated to pastures, tillable acreage, and natural resources to be preserved such as tree canopy and wetlands.

These commercial uses such as a country inn, bed & breakfast, winery, brewery, or equestrian facility will all require a site plan for zoning and grading permit approval of the desired land use.
