New Home Build in Arlington, VA

Site & Grading Plans in Arlington County, VA

The first step in embarking on a new project in Arlington County may be consulting with an architect to determine your vision of what you want to build on your property. In these early idea stages of the project, it is just as important to also begin consulting with an expert Land Surveying and Civil Engineering Firm to help turn your vision into reality.

DeMarr Engineering provides the Land Surveying deliverables that serve as the basis for design and the Civil Engineering Plan Services for permits and construction.

There are multiple types of land development projects that require DeMarr Engineering’s services to obtain site plan & permit approval:

  1. Rough Grading & Landscaping Projects exceeding 2,500 square feet in land disturbance
  2. Patio & Pool Projects
  3. Renovation & Home Addition Projects
  4. Tear Down & Rebuild New Home Projects

Before embarking on a new project, it is important to determine what permits are required. Even a simple landscaping project that exceeds 2,500 square feet in Arlington County will trigger the Virginia state mandated regulatory requirement for a land disturbance & stormwater permit. If your project is in one of these categories, it’s time to contact DeMarr Engineering. Even if you aren’t ready to jump into the design process right away, we can assist with feasibility studies and consulting to answer your land development questions.

In order to obtain a Land Disturbing Activity / Stormwater Permit in Arlington County, VA, there are two levels of site plan submission options for stormwater compliance.

1. Small projects (patio & pools) and moderate size projects (renovations & additions), depending on imperious area increase, may be eligible for the “Streamlined Stormwater Management Plan” option. The benefits of this option are:

    • Reduced time and cost preparing plans for stormwater management compliance.
    • Faster plan review times
    • Reduced construction costs of piping roof downspouts to gravel dry wells versus more expensive stormwater management options such as detention tanks and planter boxes.

In order to qualify for the Streamlined Stormwater Management Plan, your project must meet the following criteria:

    • New impervious area (rooftops & pavement) less than 750 square feet.
    • New and changed impervious area under 2,000 square feet.
    • Total impervious area on the property under 3,200 square feet.

2. New homes and large expansion projects will require full compliance with the state stormwater quantity and quality standards through the “Land Disturbing Activity/Stormwater Permit 2.0

Either plan submission option will still require the following services (provided by DeMarr Engineering):

  1. Topographic Survey showing elevations, trees, utilities, etc.
  2. Arborist Tree Inventory & Landscape Conservation Plan
  3. Stormwater Pollution Prevention Plan
  4. Stormwater Facility Maintenance and Monitoring Agreement
  5. Land Disturbing Activity / Stormwater Permit Expediting
